Overview
A two-phase development in Leyton adding 12 rooftop apartments and a mews of 5 new homes.
Project Description
Led by Nicholas Singleton for Blue Gower in joint venture with Gower Capital, Bluecroft and IPE, this ambitious scheme was delivered in two phases. The first phase secured Permitted Development rights to add two additional storeys to an existing 1960s block, creating 12 new rooftop apartments under the name Harley Rise. The project demonstrates how rooftop intensification can unlock substantial value in post-war housing stock.
Phase Two involved the strategic land assembly of surrounding garages and a challenging planning process. Despite local opposition, the team secured full planning consent at committee for a mews scheme of three houses and two apartments. Together, both phases exemplify our capability to deliver complex airspace and infill development, optimising density while remaining sensitive to surrounding context.
